Role – Head – CLUSTER Head , Mumbai Zone
(Grade – General Manager/Senior General Manager)
The incumbent will be responsible to add value to business through the role as Cluster Head in Operation Team. This role will manifest from PCP (Pre Construction Phase) value chain from inception stage at Pre TDD (Technical Due Diligence), TDD, CD, SD, DD, GFC stage and conclude with successful handing over of project to customers by delivering projects on time with high quality by providing JOY to Customers. Role will be responsible for multiple projects under the defined Cluster in the Region including Plotted Developments.
Role & Responsibilities
Key Responsibility Area
- PCP & Construction of Projects with handing over to customers for Cluster in MZ ( Typ 7-9 projects in addition to 4 -5 Plotted )
- Cost Optimization
- Spear head the Cost Leadership for all the projects in the Cluster at different stages of design and construction within Operation for in Mumbai Zone.
- Drive and control sub functions in PCP viz – Costing & Budgeting, Contract Award & Administration, Engineering Services.
- Drive COST agenda for the cluster with approach to support business, building synergy between Engineering & Contracts & Architectural design.
- Champion and drive PCP SOP from operation point of view across cross function, Regional Office and Head Office.
- Build the Culture of Commitment, Innovation, and Trust & Collaboration within team.
- Value Engineering
- The Cluster Head role would be to bring Value Engineering mind set and dealing with challenging situations. Ability to handle ambiguous situation
- Add value to business throughout the Operation value chain from inception stage at Pre TDD, TDD, all design stage, Execution of Project till completion & handing over to customers.
- MIS, Budget Control, Cost Analytics, AOP( Annual Operating Plan ) Process, SAP, ASTA ( Planning Tool ), Documentation, Control Change Management.
- Coordinate & Facilitate smooth & timely delivery of drawings, decisions to ensure Zero Stoppage of Construction due to PCP at all execution sites in Cluster
- Process Adherence
- High process orientation to gear up for handling Scale of Operation for designated Cluster in Mumbai Zone in Operation domain.
- Complies with company defined guidelines and processes
- Adheres to project timelines
- Introduce BUA Contract to drive Cost Efficiency at sites .
- Construction & Execution
- All project Preliminary works which includes Soil Investigation, Site Survey with Contours, MEP Studies, HFL Studies, Site clearance, boundary, fencing set up etc. required to start the permanent project works.
- Coordinate and execute MOSA (Marketing Office & Sample Apartment) as per design & deliver on time to support the Project Launch.
- Initiate and complete the construction of the project as per the GFC drawings, AOP, LRP (Long Range Planning) of the projects.
- Construction to be done in line with company Execution SOP, Quality SOP, Safety SOP within the set Cost Budgets and approved Timeline.
- Constantly aspire to find cost optimization avenues and improvise current product with value engineering mindset and inculcate this culture within team.
- Be responsible to remove obstacles that impact progress of work with proper planning, proactive assessment and mitigation of Risk, mitigation of Local issues with Civic teams & company.
- Constantly guide the site team to give them direction, decision at right time, technical solutions and leadership to successful completion of project with high level of agility, adaption, Solution mindset and collaboration with other teams.
- Build team work, synergy and learning culture with high focus on cross learning.
- Highest level of focus on delivering high Quality product within committed timeline to have high Post Possession NPS.
- Should be able to manage and handle Local Area Management with personal influencing skills , networking , Liaisoning etc to have un-interrupted work execution at all sites .
- Process Improvement
- Make Innovation & adaption to business needs a DNA of working in the team and other such approaches to constantly look for Optimization, up gradation and agility in Cost Efficiency & Ease Of Construction.
- Identifies processes/procedures in own work area that need improvement
- Recommends process improvement ideas to streamline efficiency /costs/productivity
